What is the zoning for the project? Is construction permitted there?
According to the official portal of the Ministry of Investment and the Investment Coordinating Board of Indonesia (oss.go.id), the project site is located in zone P-3. Commercial real estate facilities are permitted in this area, including hotels (with and without stars), city hotels, villas, bars, cafes, and other types of tourist businesses. PKPPR (ITR) has been obtained from BCentrum, which fully confirms that the P-3 land is suitable for the construction of a resort club and for rental, including daily rental.
What kind of lizhold?
The total lease term is 80 years:
• Main agreement — 25 years
• Additional agreement for the next 25 years with a fixed price already included in the unit price
• Priority right to extend for another 30 years after the first 50 years.
Is there a guaranteed income?
Yes, for the first customers, a limited pool of villas is offered with a guaranteed return of 8% during the first two years after the project is commissioned.
